Waters Homes, originally founded as DJ Waters Property Developments Ltd in November 2000, have gone on to build and renovate hundreds of homes across multiple sites in the Midlands.
Their mission is to craft homes that reflect the charm of their surroundings, drawing on local architecture and natural beauty, to create one of a kind spaces as unique as the people who live in them.
To date, NEXA Finance have funded two major residential developments for this East Midlands based housebuilder, with a third project soon to commence.
In 2021, NEXA funded the Allotment Gardens development in Harby, Leicestershire. The site consisted of fifteen units—13 houses and two bungalows—offering a range of two, three, four, and five bedroom homes nestled in the picturesque village of Harby, at the heart of the Leicestershire countryside.
Featuring Rivendale roof tiles, timber porches, cast stone cills, flush casement timber windows, and “Oast Russet Sovereign” brickwork, the architectural details were carefully selected to complement Harby’s historic character. The development proved to be incredibly popular.
The second, larger project funded by NEXA in Alfreton, Derbyshire, delivered 39 new homes—comprising 27 semi detached houses, six detached houses, and six apartments. External finishes included matte black timber cladding, coloured render, modern UPVC double glazed casement windows, and ‘Rustington Antique’ brickwork—features chosen to reflect the architectural style of the local Amber Valley area.
NEXA Finance has partnered with long established East Midlands housebuilder Waters Homes, providing both Property Development Loans and Developer Exit Loans to support multiple residential projects. NEXA’s involvement has enabled this experienced developer to take on larger scale projects without tying up their own capital.
NEXA Finance is now preparing to support Waters Homes’ latest project—a 36 home residential development in Belper. By leveraging our developer exit loan product, the company will be able to unlock capital from completed projects, enabling the purchase of the new site and supporting initial works on site. This flexible funding approach ensures Waters Homes can maintain momentum, transitioning seamlessly from one project to the next and confidently progress into the next phase of their growth.
